			<content:encoded><![CDATA[<p>Buying a home is not a discrete event; it&#8217;s a process &#8211; a sequence of events that happens over time, sometimes over as long as several months or even years!  While general guides to buying a home are a dime a dozen, I&#8217;m excited to share with you some insider secrets you may not have heard elsewhere &#8211; one for each stage involved in buying a home. Here&#8217;s to helping you make the best decisions at every phase of your home buying process!</p>
<p><strong>Stage One:</strong> Deciding Whether It&#8217;s The Right Time to Buy. <br />
<strong>Insider Secret: </strong>The market is the least important factor you should consider when deciding whether and when to buy a home.<br />
<strong>Why: </strong>Everyone knows affordability is at an all-time high.  Home prices are low, and so are interest rates. But trying to time the market is a fool&#8217;s errand; many who get caught up in that game of trying to make sure they buy at the absolute bottom will end up losing out on very, very favorable conditions.</p>
<p>Beyond that, the most important considerations when deciding whether and when you should buy a home are personal, not market driven. On today&#8217;s market, it only makes sense to buy a place if it&#8217;s going to be sustainable and work for you for at least the next 4-5 years [if your town's real estate market has been fairly recession-proof] or 7-10 years [if the housing/foreclosure crisis has hit your area pretty hard].</p>
<p>Against this &#8220;smart holding period&#8221; backdrop, smart buyers decide to buy when it makes sense for:</p>
<ul>
<li>their life plans (i.e., they are comfortable making the commitment to live in the same town, and the commitment to )</li>
<li>their family plans (i.e., whether they plan to get married, have children or empty their nest in the time they plan to own the home &#8211; and the implications of these plans on their space needs and location priorities)</li>
<li>their career plans (including, but not limited to: whether they have job or income security, whether they feel they will be working in the same area for the foreseeable future, and whether they want to work less or start their own business in the months or years to come)</li>
<li>their financial plans (including foreseeable changes in income and expenses, e.g., kids going to college or making partner at the firm).</li>
</ul>
<p><strong>Stage Two: </strong>Getting Pre-Approved.<br />
<strong>Insider Secret: </strong>Working with a mortgage broker referred by your real estate broker or agent may save you money.<br />
<strong>Why: </strong>Bolstered by the real-life stories of a couple of bad apples, TV pundits and some consumer advocates have spun the tale of a real estate industry cartel, whereby sinister agents hook unsuspecting buyers up with shady mortgage brokers, who place them in crappy loans and kick back some bucks to the agent. I&#8217;m here to tell you, in my experience, the opposite is true the vast majority of the time. </p>
<p>When you work with a mortgage broker who has a strong track record of helping your real estate agent&#8217;s clients out, you end up in a best of all worlds situation, nine times out of ten. First off, your agent will take you much more seriously once a mortgage broker they know and trust has run your credit, checked your income and approved you for a loan, as well as communicated with your real estate pro about your qualifications and what you can afford.  Secondly, your agent can help you communicate with your mortgage broker, sometimes helping get past appraisal glitches or facilitating other workarounds, as they come up. Third, you get the assurance of working with a mortgage pro who has been vetted and vouched for by someone you not only trust, but someone who can verify that the mortgage broker has the ability to get transactions closed in the timely manner required of today&#8217;s real estate sales contract.  Otherwise, you may end up working with a competent mortgage broker who has a great track record when it comes to refinancing, but can&#8217;t keep up with the pace and common obstacles to getting a home financed in the context of a sale.</p>
<p>On top of that, sometimes the relationship can help you negotiate out of a couple of line item loan fees (if your particular mortgage rep has the power to get them down at all), if push comes to shove and cash is tight to close the deal.  Assuming you are working with a real estate pro you really trust, working with a mortgage broker they trust can save you, rather than cost you, money.</p>
<p><strong>Stage Three: </strong>House Hunting<br />
<strong>Insider Secret:</strong> &#8221;Distressed&#8221; doesn&#8217;t always equal &#8220;discounted&#8221; &#8211; in some cases, a &#8220;regular&#8221; sale can be a deeper deal.<br />
<strong>Why: </strong>Short sales and foreclosures have grown to comprise roughly 30 percent of the homes sold on today&#8217;s market, even higher in some areas. The average sale price of foreclosed homes was 32% lower than the average sale price of non-foreclosed homes, at last count. However, it&#8217;s not always the case that foreclosed homes or short sales &#8211; homes which are being sold for less than what the seller owes on their mortgage(s) &#8211; offer the buyer a fabulous discount. </p>
<p>Mortgage servicers and asset managers who make decisions about distressed properties are on the hook to their investors to recoup as close as possible to the current fair market value of every home they sell. Some banks even have a general rule of rejecting offers more than 10 percent or so below the home&#8217;s list price, preferring instead to reduce the price by that amount and put the home back on the open market to see if any new buyers are activated by the price reduction to make an offer better than the lowball offer that was initially put on the table.  On short sales, the bank is trying to get as close as possible to recovering what the seller owes &#8211; and may or may not be concerned with what the fair market value of the home is. (Nine times out of ten, there will be a big gap between fair market value and the seller&#8217;s outstanding mortgage balance. If there wasn&#8217;t, the seller wouldn&#8217;t need to do a short sale!)</p>
<p>With so many distressed properties and homes with depressed values on the market, in many areas, the individual, non-distressed home sellers who are putting their homes up for sale right now are those who are <strong>very</strong> motivated to sell. Further, they are more likely to be flexible with you on everything that is negotiable, from contingency and escrow periods, to price, to repairs and included items.</p>
<p>Also, individual sellers can be emotionally motivated to sell to move on with their lives, get into their bigger (or smaller) house, or move on to their next job; banks, on the other hand, aren&#8217;t people (!), so lack that emotional sense of urgency to get the properties sold, no matter how urgently you may think they should be trying to get rid of the foreclosed properties they own. (If you&#8217;ve heard the old advice that banks don&#8217;t want to be in the home-owning business, I can tell you this. That is true, in a very general sense, but now they are and will be &#8211; for a long time to come. They have no emotions, have no urgent need to sell or move, and are not willing to give houses away at pennies on the dollar to get out of it, no matter what those infomercial folks say.) </p>
<p>Long story short: you can sometimes negotiate a better deal with an individual seller on a &#8220;regular&#8221; sale than with a bank on a distressed home sale. So, don&#8217;t limit your house hunt to foreclosures and short sales, if you&#8217;re looking for a good deal on your home.</p>
<p><strong>Stage Four:</strong> Negotiations<br />
<strong>Insider Secret: </strong>Your family and friends can cause you to lose your dream home.<br />
<strong>Why:</strong> With so much information on the web and the news every day about the recession and the buyer&#8217;s market, everyone seems to be an armchair economist/real estate savant.  But much of that news is national and based on medians, averages and trends.  That is, it might not necessarily apply to every home on the market in every city, and more importantly, it might have nothing to do with &#8220;your&#8221; particular home.</p>
<p>When I was a little girl, my best friend&#8217;s grandfather would very carefully hand each of us a quarter, always doing it out with the sage admonition: &#8220;Don&#8217;t spend it all in one place.&#8221; We&#8217;d always smile, look at each other, then go ask our Moms for ten bucks apiece.  In the same vein, people who are not currently in the market for a home have no idea what an individual home should &#8220;go for.&#8221; If you tell your parents, church pals, or colleagues at work the blow-by-blow details of your offer, counteroffers, etc., you should expect to hear things like, &#8220;Oh, you&#8217;re paying way too much!&#8221;, &#8220;I think you should push them down another $10K,&#8221; or &#8220;You know, you&#8217;re in a better bargaining position than that.&#8221; And sometimes, taking that sort of advice will end up blowing your deal.  Work with your trusty real estate broker or agent to develop a smart strategy &#8211; with their experience in your local market &#8211; about what price and terms to offer.  Then keep working with them to manage and maintain realistic expectations as you proceed through negotiating the contract to buy your home.</p>
<p><strong>Stage Five: </strong>Escrow, Inspections and Underwriting<br />
<strong>Insider Secret:</strong> It&#8217;s critical that you attend your home inspections.<br />
<strong>Why:</strong> When it comes to inspections, many first-time buyers expect that a home will either pass or fail.  Except in a few jurisdictions where the government imposes certain condition requirements for a home to be sold, the home inspection is more about educating you, the buyer, as to the details and nuances of the home&#8217;s condition than about seeing if the place hits a particular target for &#8220;good&#8221; or &#8220;bad&#8221; condition. </p>
<p>Home inspectors don&#8217;t just look for things that need fixing, they also look to understand the home&#8217;s systems and features, as well as to point out areas that will require your ongoing maintenance, highlight emergency shutoffs and other need-to-knows, and indicating where you should have specialists further inspect items of concern. Many home inspectors create vivid, detailed electronic reports &#8211; some, complete with color photos. But that&#8217;s not enough!</p>
<p>If you&#8217;re physically onsite at the home during the inspections, the inspector can physically show you the shutoffs for water, gas and electric &#8211; <em>and </em>how to use them.  They can also point out, in person, any things that need repair, and give you some tips for maintaining the place in tip-top shape.  Also, in many states, the general home inspector is legally prohibited (vs. the pest, roof or other &#8220;specialty&#8221; inspectors) from issuing a written quote or bid for repairs, to avoid a conflict of interest where they&#8217;d try to fabricate flaws in the home to get the repair job. However, the repair costs are one of the most important things a smart buyer wants to know!</p>
<p>If you show up, many inspectors will give you a rough range it would cost you to do various repairs, or otherwise indicate to you whether the needed repairs are &#8220;big deal&#8221; or &#8220;$10 home improvement store&#8221; fixes; some will even give you a few references to contractors they trust. </p>
<p>All around, you&#8217;ll get much more of the detailed information you need to know whether and how to move forward with the transaction if you should up in person to the home inspections, rather than just waiting for a copy of the report to come to your email.</p>

<p><strong>1. Proper watering and water conservation </strong>is important at any time of year, but particularly when heat and a lack of rain lead to water deficits and drought.</p>
<p><strong>2. Evaluate your lawn regularly </strong>for signs of irregular color and texture. These can be signs of damage that may result from pests or disease.</p>
<p><strong>3. Proper year-round lawn care keeps a lawn healthy </strong>and prevents weeds, disease and pests. But sometimes, insects you may not notice can travel from the yard to your home. To stop them, hire pest control to keep the bugs on the outside. You can also reduce their outside presence by treating the lawn for insects such as fleas and ticks and fire ants.</p>
<p><strong>4. While lawns are generally the focal point of most yards, </strong>don’t forget about trees and shrubs. Well-maintained landscaping adds dimensionality to a home and increases its value.</p>
<p><strong>5. In the heat of the summer, you may be tempted to mow your lawn </strong>in shorts and flip flops, but remember, you need to stay safe: wear long pants and closed-toed shoes.</p>

<p>RISMEDIA, July 3, 2010&#8211;As the temperatures continue to rise this summer, so does the cost of keeping your home cool. While homeowners across the country come to depend on air conditioners to keep the temperature down during the warm summer months, there are other options that will keep you cool while keeping your energy bill low.</p>
<p><strong>Fans and ceiling fans<br />
</strong>-If you’re looking for ways to beat the heat, a ceiling fan can be a great investment for your home. This one appliance can make a room feel 6 or 7 degrees cooler, and even the most power-hungry fan costs less than $10 a month to use if you keep it on for 12 hours a day. Good fans make it possible for you to raise your thermostat setting and save on air-conditioning costs. Fans don’t use much energy, but when air is circulating, it feels much cooler. Ceiling fans are best, but a good portable fan can be very effective as well.</p>
<p>-You should remember that even mild air movement of 1 mph can make you feel three or four degrees cooler. Also, make sure your ceiling fan is turned for summer – you should feel the air blown downward.</p>
<p><strong>Shades, drapes or blinds<br />
</strong>-Install white window shades, drapes or blinds to reflect heat away from the house. Close blinds, shades and draperies facing the sun (east-facing windows in the morning and west-facing windows in the afternoon) to keep the sun’s heat out and help fans or air conditioners cool more efficiently. Always remember that the best way to keep your home cool is to keep the heat out.</p>
<p><strong>Internal Heat<br />
</strong>-The most common sources of internal heat gain are; appliances, electronic devices and lighting. Be aware of devices in your home that are generating heat and if you have air conditioning, use it wisely.</p>
<p>Don’t put lamps, televisions or other heat-generating appliances next to your air-conditioning thermostat, because the heat from these appliances will cause the air conditioner to run longer. The heat they produce will make the thermostat think your house is warmer than it really is, and your system will run harder than it needs to.</p>
<p>-Unless you absolutely need them, turn off incandescent lights and heat-generating appliances. Replace incandescent bulbs with compact fluorescents; they produce the same light but use a fifth the energy and heat.</p>
<p>-You should also try to avoid heat-generating activities such as cooking on hot days or during the hottest part of the day. If you are cooking, use your range fan to vent the hot air out of your house. By reducing the amount of heat in your home, you will use less energy to cool it.</p>
<p><strong>Plants<br />
</strong>-Plant trees or shrubs to shade air conditioning units, but not block the airflow. A unit operating in the shade uses less electricity. Deciduous trees planted on the south and west sides will keep your house cool in the summer and allow the sunlight to warm the house during the winter.</p>
<p><strong>Roof and Walls<br />
</strong>-Paint your roof white – If you’ve got a flat roof, paint it with a specially formulated reflective paint or just paint it white. The reflective effect will help to keep the rooms under the flat roof much cooler.</p>
<p><strong>Other things to remember<br />
</strong>-Humidity makes room air feel warmer, so reduce indoor humidity. Minimize mid-day washing and drying clothes, showering and cooking. When you must do these things, turn on ventilating fans to help extract warm, moist air.</p>
<p>-Avoid landscaping with lots of unshaded rock, cement, or asphalt on the south or west sides of your home because it increases the temperature around the house and radiates heat to the house after the sun has set.</p>
<p>-If the attic isn’t already insulated or is under-insulated, insulate it now. Upgrading from 3 inches to 12 inches can cut cooling costs by 10%.</p>

<p>Trulia.com and RealtyTrac <a href="http://info.trulia.com/index.php?s=43&amp;item=89" target="_blank">recently surveyed US adults</a> to get some insight into what people *think* is involved with buying a foreclosure. Here are the Top 10 Myths that came up, and the facts to set the record straight:</p>
<p><strong>1.       </strong><strong>Foreclosures need a huge amount of work.</strong>  92 percent of consumers expressed that if they bought a foreclosure, they would be willing to make home improvements after they closed the deal, with 65 percent being willing to invest 20 percent or less of the purchase price.  Although stories of foreclosures missing plumbing and every electrical fixture are very memorable, many foreclosed homes need only the (relatively inexpensive) cosmetics that many new homeowners want to customize no matter what kind of home they’re buying: paint, carpet, etc.<strong> </strong></p>
<p><strong> </strong></p>
<p><strong>2.       </strong><strong>Foreclosures sell at massive discounts, compared to other homes.  </strong>Almost every member – 95 percent – of the surveyed group expected to pay less for a foreclosed home than for a similar, non-foreclosed home; 18 percent had realistic expectations of less than a 25 percent discount.  However, 36 percent expected to receive a bargain basement discount of 50 percent or more off the value of a similar non-foreclosure.  Reality check: while foreclosures might be discounted massively from what the former owner paid or owed, their discounts are much more modest when compared to their value on today’s market and the prices of similar homes.<strong> </strong></p>
<p><strong> </strong></p>
<p><strong>3.       </strong><strong>Buying a foreclosure is risky.  </strong>49% of respondents said they perceived buying a foreclosure as risky.  And yes &#8211; buying a foreclosure at the auction on the county courthouse steps can have risks, including the risk the new owner will take on the former’s owner’s liens and other loans.  But most buyers looking for foreclosures are looking at bank-owned properties, which are listed on the open market with other, ‘regular’ homes.  Buying these homes is really no more risky than buying a non-foreclosed home.<strong> </strong></p>
<p><strong> </strong></p>
<p><strong>4.       </strong><strong>You can’t get inspections on the property when you buy a foreclosed home. </strong> County auction foreclosures don’t often offer the ability for buyers to have the homes inspected.  But virtually all bank-owned properties for sale on the open market not only allow, but encourage buyers to obtain every inspection they deem necessary. This is because almost every bank sells their foreclosed homes as-is, and they want to avoid later liability.  It’s in everyone’s best interests to make sure that the buyer has full information about the property’s condition before they close the deal.<a href="http://images.trulia.com/blogimg/9/6/f/8/382213_1274374849657_o.jpg"><img src="http://images.trulia.com/blogimg/9/6/f/8/382213_1274374849657_b.jpg" alt="" width="634" height="632" align="right" /></a></p>

<p><strong>5.       </strong><strong>There are hidden costs to watch out for when buying a foreclosed home.  </strong>Sixty-eight percent of survey respondents who felt there is a negative stigma to buying a foreclosure expressed  the concern that buying a foreclosure poses the danger of hidden costs. At some foreclosure auctions, there are buyer’s premiums and other hefty fees that can really add up and take a chunk out of the effective savings the buyer stood to realize. However, when you buy a bank-owned property that is listed for sale with a real estate agent, the closing costs are the same as they would be if you bought a non-foreclosed home. Overdue property taxes, HOA dues and other bills left behind by the defaulting homeowner are cleared by the bank that owns a foreclosed home before it is sold on the market, though these items should be watched out for if you buy a home at the county foreclosure auction.<strong></strong></p>
<p><strong> </strong></p>
<p><strong>6.       </strong><strong>Foreclosures are more likely to lose their value than “regular” homes. </strong>Thirty-five percent of U.S. adults who believed there are downsides to buying foreclosed properties believed this myth. In fact, because foreclosures often offer a discount from the home’s current market value, they may offer some degree of insulation from further depreciation.  Whether a home loses its value or not has to do with the dynamics of the local market, including the area’s supply of homes, demand for homes, interest rates and the health of the employment market – not with whether the home was or was not a foreclosure at the time it was purchased.<strong></strong></p>
<p><strong> </strong></p>
<p><strong>7.       </strong><strong>Most foreclosures happen when homeowners just walk away.  </strong>Out of homeowners with a mortgage, only 1 percent said walking away from their home would be their first choice if they were unable to pay their mortgage.  And a whopping 59 percent of mortgage-holders said they wouldn’t walk away from their home – no matter how upside down they were on their mortgage. Most foreclosures happen when the owners lose their jobs or their mortgage adjusts to the point where they absolutely cannot pay the mortgage, no matter how hard they try.  Voluntary ‘walk-away’s are simply not as popular as many people think.<strong></strong></p>
<p><strong> </strong></p>
<p><strong>8.       </strong><strong>When you buy a foreclosure, you should lowball the bank – they are desperate to get these homes off their books.  </strong>Stories about in the press abound about the large numbers of foreclosed homes the banks have on their books.  We’ve all heard the adage that banks have no interest in owning these properties.  But the real deal is that they’re simply not desperate enough to <em>give</em> these places away.  Also, the banks mostly service the defaulted loans – they don’t own them.  Various groups of investors do, and they hold the banks accountable to selling the bank-owned property at as high a price as possible, helping them cut their losses.  Many banks won’t even consider lowball offers, and many bank-owned properties actually sell for above the asking price.  Before a bank will take a lowball offer, they will almost always reduce the list price first, and see if that attracts a higher offer than the lowball one they have in hand.<strong></strong></p>
<p><strong> </strong></p>
<p><strong>9.       </strong><strong>You need to be able to pay in cash in order to buy a foreclosure.  </strong>Again, if you buy a foreclosed home on the county courthouse steps, you might need to bring a cashier’s check and be ready to pay for the place on the spot.  By contrast, bank-owned homes are bought through a more normal real estate transaction, which means buyers can obtain a mortgage to finance the home just like they would if the home weren’t a foreclosure. It is true, though, that in some markets, banks prefer offers from cash buyers, but this tends to be in situations where the property’s condition is pretty dire, and the bank knows this may make it hard for a buyer to obtain financing.<strong></strong></p>
<p><strong> </strong></p>
<p><strong>10.   </strong><strong>It’s easier to buy a foreclosure with bad credit if you get a mortgage with the same bank that owns the property. </strong> Think about it: why would the bank want to end up with the same property as a foreclosure, again? Well, that’s what would happen if they allowed buyers with low credit scores to buy their foreclosures just to earn the interest on the mortgage. In reality, many banks do offer incentives like lower fees or closing cost credits for buyers who use their bank for their mortgage. But the buyers must meet the same credit, income and other qualification standards as anyone else would to seal the deal.</p>

<p>RISMEDIA, May 21, 2010&#8211;Summer is approaching, which likely means higher electric bills as people turn on fans and air conditioners to help keep cool. Demand for electricity can also increase if you have house guests or children home for the summer. The following tips can help you plan ahead and control energy costs:</p>
<p>&#8211; Use ceiling fans in the counter-clockwise direction to create a wind-chill effect, making you feel cooler. Also, whole-house fans that bring in cooler night-time air can pre-cool a house and reduce energy use in the daytime if heat is kept out by closing windows and shades.</p>
<p>&#8211; Install a programmable thermostat. If health conditions permits, raise the setting from 73 to 78 degrees. You can save 3 to 5 percent on your air conditioning costs for each degree you raise the thermostat.</p>
<p>&#8211; Close doors leading to uncooled parts of your home. If you have central air conditioning, close off vents to unused rooms. Keep filters clean.</p>
<p>&#8211; Plant shade trees close to the house on the South and West sides.</p>
<p>&#8211; Seal holes and cracks around doors and windows. Eliminate air leaks between window air conditioners and windows with foam insulation or weather-stripping.</p>
<p>&#8211; Turn off power sources. TVs, computers and other electronic devices draw power when they are in standby mode or turned off but still plugged in. Plug electronics into power strips and turn off the power<br />
switch when the items are not in use.</p>
<p>&#8211; Switch to compact fluorescent light bulbs (CFLs), which use 75 percent less electricity and burn more coolly than incandescent bulbs. Keep in mind that CFLs are especially handy in hard-to-reach fixtures and won&#8217;t need to be replaced for about five years.</p>
<p>&#8211; Use timers and motion detectors on indoor and outdoor lighting.</p>
<p>&#8211; Delay heat-producing tasks such as laundry until later in the day. Wash full loads, using cold water whenever possible.</p>
<p>&#8211; Run the dishwasher at night, using the shortest cycle that will get the dishes clean. If manufacturers&#8217; directions permit, turn the dishwasher off before the dry cycle or use the air dry feature if your machine has one.</p>
<p>&#8211; Take short showers. They use less hot water than a bath.</p>
<p>&#8211; Replace old appliances with new energy efficient Energy Star appliances.</p>
<p>&#8211; Unplug the extra refrigerator in your garage or basement and use it only when necessary. Refrigerators that are only 10 years old can use twice as much electricity as new Energy Star labeled models.</p>
